PARK GUIDELINES

ANIMALS: Our alpacas are here for your enjoyment. Please respect the Livestock Guardian dogs that protect them. Bella, Mia and Reina are working dogs, not pets. Keep your pets away from Guardian fence lines! 

BACKGROUND CHECKS: Your safety and security are our top priorities. We feel so strongly about this every guest that stays more than one night at Wagon Master must pass a background check. We do this at our expense to ensure we provide the best environment possible for our guests and their families. 

BEHAVIOR: Objectionable conduct of any kind or any violation of our Guidelines by a Guest or visitor will result in being asked to immediately leave the Park. Please note the Park is monitored 24 hours a day, 7 days a week by security cameras for safety of our Guests.

CHECK-IN: All guests must check in with the office upon arrival during office hours. For after-hours check in there will be a packet with a site map for your convenience on our bulletin board, located next to the barndoors.

CHECK-OUT: Check out is at 12:00 noon. Deposit will be refunded when you give at least 15 days’ notice, leave the site clean & on time. Deposit will be applied to any amount due at time of departure. Final amount due will be charged to the card on file. Once notice to vacate is given, it can’t be rescinded so be sure of date. 

CHILDREN: Children must be monitored and accompanied by an adult when playing outside. Please go over campground etiquette with them if they are new to living in an RV Park.

FIRES: No open fires are permitted. Propane fire pits are allowed. 

INSURANCE: Wagon Master RV Holdings LLC dba Wagon Master RV Park & Alpaca Farm is not responsible for personal property damage, personal injury, or losses of any cause. Guests agree to carry and maintain in full force and in effect adequate property and liability insurance on any vehicle or RV brought into the Park. 

LAUNDRY: Our beautiful “Wander Inn” with its kitchen, workout area and lounge room with TV is open 24/7. Enjoy our Wander Inn while getting your wash done. Clothes lines are not permitted. Clothing items cannot be “hung out” to dry outside of your RV. Please be considerate of your neighbors and don’t let your clothes sit in the washers and dryers after the cycle is finished.

MAIL: You may receive mail here. Important: Do not go online and forward mail to Wagon Master RV Park as it has a commercial address and can never be unforwarded. Instead, contact those you want mail from and give them this address with name and site number. Mail is delivered to the Wander Inn by 5pm each day. Amazon, UPS and FEDEX deliver packages directly to sites if there is a site number.

PARKING: 2 vehicles per site. No parking on the grass or in empty sites. No overnight parking at the Wander Inn. Trailers of any kind, boats, personal watercraft and cars that cannot be parked in your site must be parked in the surface storage area by the Wander Inn. The storage fee is $75/mo. No semi parking in sites. Your golf carts are welcome. Please keep them in your designated parking space. THEY ARE NOT ALLOWED TO BE PARKED ON GRASS AREAS!

PETS: Your friendly pets are always welcome. We allow 2 pets per site. For our Guest’s safety aggressive dogs/breeds are not allowed in the Park.  It is the Guest’s responsibility to pick up after your dog. Pets must be on leash when walking them in the park. Please do not leave pet food outside as it attracts ants, flies, skunks and rodents. Indoor cats only.  Please note should your dog be a nuisance barker or become aggressive you will be required to remove your pet from the Park. 

Guest Pet Liability: 

Guest is responsible and liable for:

A) Any damage to the property or any item on the property cause by any pet;

B) Any personal injuries to any person cause by any pet; and

C) Any damage to any person’s property caused by any pet

Guest will pay all reasonable costs that are necessary to clean or repair property including, but not limited to site damage, landscape, and/or any injury caused to another guest.

POLICE: We have a ZERO TOLERANCE policy. If law enforcement is called for any reason other  than a medical emergency, you will be asked to leave immediately with no refund at the discretion of the RV Park owners and managers.

POOL: Open during daylight hours. Please accompany children under 18. No alcohol in the pool area.

QUIET: Please honor quiet hours, 10pm-8am. Refrain from engine idling. You will receive one warning only for a quiet hour violation.

REFUND POLICY: All reservations must be canceled 30 days prior to the arrival date for a full refund.

*Weekly and Nightly Guests: We do not refund any portion of your payment if you decide to leave early, please speak with our park manager should an emergency arise.

RESTROOMS: Our restrooms and shower facilities are for the use of our Nightly Guests only. With Park Manager approval extended-stay Guests may use the facilities in emergency short-term situations. Please note all RVs must be in fully operational condition.

RV: All RVs must be fully operational and tidy in appearance. RVs older than 10 years must be approved by sending a picture of all four sides to park manager. In order for RVs older than 10 years to be approved, appearance must be neat and clean. No window air conditioners. Window coverings must be professional in appearance (no cardboard, wood, tin foil in windows). Awnings must be in good condition, free of rips and shredding. Guests are encouraged to install professionally manufactured RV skirts. Shirts can reduce utility expenses and the damage sunlight has on tires. Homemade shirts or inflatable skirts are not allowed. Guests must use septic hose supports. The supports help prevent damage by our grass trimmers and allow you to see a leak before it becomes a disaster. During the winter months a heated hose is required. Guests will be charged an additional $50/month fee if you choose not to use a heated hose.

RV SITE: Please keep site tidy and clean. No rugs on the grass. No pallets in sites. Tires and cardboard boxes should not be stored in sites or under your RV. All personal items must be off the grass on mow days. Please do not put stakes or satellite dishes in the ground due to park infrastructure. No household furniture or appliances allowed outside your RV, outdoor patio furniture only. Please keep BBQ grills off the picnic table. Please check with the park manager before adding anything to your site.

SITE FEES: Site fees are structured for two adults per site. For long-term guests, a $50.00 fee will be applied to your monthly invoice per additional adult. Site fees are subject to change without notice.

SPEED LIMIT: Strictly enforced, 5 mph at all times.

TRASH: Please place bagged trash in the dumpster. Household trash only. No furniture, mattresses, or large boxes.

WATER: No outside watering except for sprinkling potted plants. No vehicle or RV washing.

PROHIBITED ACTIVITIES

- No tarps, fences or cages allowed.

- No excavation or driving of stakes into the ground.

- No Guest owned playground equipment, i.e., trampolines, playhouses, etc.

- No blocking/parking in vacant sites. 

- No storage sheds are allowed except those provided by Park.
